ADU Types

Detached ADU

Detached ADU

Detached ADU

A standalone structure in your backyard. Maximum privacy and flexibility. Typically 400-1,200 square feet with full kitchen, bathroom, and living areas. The most popular option for rental income.

Attached ADU

Attached ADU

Attached ADU

Connected to your main house but with separate entrance and living facilities. Often more affordable than detached units since one wall already exists. Good option when backyard space is limited.

Garage Conversion

Garage Conversion

Garage Conversion

Transform your existing garage into a livable space. Usually the most affordable ADU option. Requires adding insulation, plumbing, and finishes to meet residential code. Parking replacement may be required.

Junior ADU (JADU)

Junior ADU (JADU)

Junior ADU (JADU)

A smaller option (max 500 sq ft) created within your existing home's footprint. Shares some facilities with the main house. Lower cost and streamlined permitting make this an attractive entry point.

The Problem

Why Build an ADU?

"Multi-Generational Living

Aging parents want to stay close but need independence. Adult children need affordable housing in an expensive market. An ADU gives family members their own space while keeping everyone connected. It's the modern version of the in-law suite—actually livable.

Rental Income Potential

Bay Area rents are among the highest in the country. A well-designed ADU can generate $1,500-$3,000+ in monthly rental income. That covers a significant portion of your mortgage—or funds retirement, travel, or other goals.

Property Value Boost

Adding a legal dwelling unit significantly increases your property's appraisal value. In many Bay Area markets, ADUs add more value than they cost to build. It's one of the few home improvements that's both an investment and immediately useful.

Benefits

What You Get

An ADU isn't just extra space. Here's what a well-designed accessory dwelling delivers.

Complete Independence

A properly designed ADU is a fully functional home—kitchen, bathroom, bedroom, living area. Full plumbing, electrical, HVAC. Not a converted garage with compromises, but a purpose-built living space designed for comfort and efficiency.

Flexible Use Over Time

Today it's a rental. Tomorrow it's for family. Next decade it's your retirement downsizing option. ADUs adapt to your changing needs. You're not locked into one use—the space evolves as your life does.

Designed for Your Property

Every ADU we build is custom-designed for your specific lot, existing home, and neighborhood context. We consider setbacks, privacy, solar orientation, and architectural harmony. It looks like it belongs, not like a shed dropped in the backyard.

Permitted and Legal

We build to code and handle all permitting. Your ADU will be a legal dwelling unit—insurable, financeable, and recognized by the city. No gray-area conversions that create problems when you eventually sell.

How We Build Your ADU

Feasibility & Design

We assess your property for ADU potential—setbacks, utilities, access, and zoning. Then we discuss your goals, budget, and timeline. You'll see preliminary designs and get a realistic sense of what's possible.

anything

An ADU (Accessory Dwelling Unit) is a secondary living space built on your property, such as a guest house, rental unit, or private suite.
